Letting is a very popular way of making money from property. Whether you are a first-time landlord with a single property, or a seasoned professional with a large portfolio, our wealth of experience and knowledge means your property will be looked after at all times. As a landlord, you want to rent your property out as quickly as possible for the best price and avoid empty periods and guarantee a regular income.

Letting property has been at the heart of our business since its inception and we fully understand the complexities involved. We currently rent and manage in excess of 500 individual properties across the entire Mid West area so we have the geographical spread and expertise to deal with the letting of your property no matter how big or small it is!

Information for Tenants

Prior to viewing a property, you must provide a written landlord reference and employer reference. All references must be emailed to our Lettings Negotiator Brian Purcell who will revert to you to arrange a mutually suitable viewing time. Once you have viewed the property of your choice and have decided that you would like to apply for a tenancy, you should follow the procedure which we have set out below.

Deposit

When you have selected a property that you wish to rent, a deposit equivalent to one month’s rent must to be paid in order to secure the property.

Tenant Information Form

At the time you pay your deposit, you will then be given our tenant application form to completed.  The forms can be returned to the office by hand, post or email. It is very important that you complete all sections of the application form. If you leave any parts of the form blank, then we will not be able to process your lease document and RTB registration.

When you submit your application form, a photocopy of a recent Passport / Driving Licence per applicant is required for identification purposes. Bank account details are required from the head tenant for the monthly payment of rent before the signing the Tenancy Agreement.

When all information is provided Brian Purcell will arrange an appointment for the signing of the Tenancy Agreement at our office. On that occasion you will need to pay rent in one month in advance. Only at that time will you be allowed to take away the keys and occupy the property. Please note: It is necessary for all tenants to be present to sign the Tenancy Agreement and the RTB form.

Rent Payments

Rent is calculated on a calendar month basis. All ongoing payments must be by standing order or debit card. If there is anything that you are unsure about with regard to this procedure, then please do ask a member of staff, who will be more than happy to assist you.
